ABOUT

What is The Smart Property Data Trust Framework?

The Smart Property Data Trust Framework (SPDTF) is developed and maintained by the Open Property Data Association (OPDA), its members, and its stakeholders. The framework sets out the data and technical foundations that underpin a trusted and interoperable property data sharing ecosystem.

The framework follows the governance structure enabled by the Data (Use and Access) Act 2025 with independent oversight through the Smart Property Data Scheme.

IN THIS TOGETHER

A collaborative ecosystem

The future of property data cannot be delivered by any one organisation alone. The smart property data ecosystem brings together:

Consistency, confidence and transparency

Through the SPDTF, we enable organisations to safely and securely access, share, and use property and transaction data.

The framework sets out the scheme rules for all participants to ensure property data can be shared with confidence, consistency, and transparency. As the property sector continues its digital transformation and delivers mandation of the smart data scheme rules, trusted data is becoming as important as the property itself.

The framework provides the governance, standards and assurance needed to enable smart property data to flow securely across the market; unlocking innovation, reducing friction, and delivering better outcomes for consumers, businesses and government.

built environment

Property data has historically been held across multiple organisations to different standards and stored in different formats.

Essential and material information about a building's ownership, condition, performance, planning history, local searches, and occupation can be difficult to find, let alone verify or share.

property owners

Government policy and industry initiatives increasingly recognise that better access to trusted data is essential to modernising the built environment and improving consumer experiences.

From digital planning and digitised property transactions to retrofit programmes, sustainability reporting and building safety, the ability to reliably share trusted information across organisations is becoming a critical capability.

technology providers

Smart property data transforms traditional records and documents into structured, machine-readable data that can be securely exchanged and reused with consent.

This enables faster decisions, reduced duplication, improved compliance, and better digital services across the property ecosystem. The SPDTF provides the trust and governance layer needed to make this exchange of data possible at scale.

THE BENEFITS

Better data works for everyone

One trusted framework with advantages on all sides of every property transaction.

Benefit icon

Reduced friction and cost

Minimise manual verification, duplicated processes, update chasing, and repetitive data collection and rekeying.

Benefit icon

Improved interoperability

Enable systems and organisations to exchange information using common standards and trusted processes.

Benefit icon

Accelerate innovation

Create the foundations for new digital services, products and business models.

Benefit icon

Strengthen compliance

Support regulatory requirements and consumer outcomes through better governance, traceability and data quality.

Benefit icon

Confident decision-making

Access more reliable, transparent and verifiable property information.

Benefit icon

Market-wide collaboration

A common framework that allows organisations to work together while maintaining appropriate controls and accountability.

Benefit icon

Greater transparency

Access clearer, more reliable information about properties and their transactions.

Benefit icon

Better digital experiences

Reduce paperwork, delays, and repetitive requests for information.

Benefit icon

Increased trust

Know where data comes from, how it is governed, how it is being used, and by who.

Benefit icon

More control

Putting you at the heart of the transaction with choice over how to share data and with firms who meet trusted standards.

Benefit icon

Informed decisions

Gain access to reliable information that supports buying, selling, renting, improving and maintaining properties.

Benefit icon

Improved property services

Benefit from more connected services across housing, finance, insurance, energy, utilities, and the built environment.

ACCREDITATION

Trust is becoming a competitive differentiator

Customers increasingly need assurance that the data they consume has been sourced responsibly, remains current, and can be traced to authoritative origins. Accreditation gives that assurance a visible, recognised mark — one your clients, partners, regulators, and investors can rely on.

signal trust

Signal trust and stand apart

Accreditation demonstrates your commitment to recognised industry standards, and sets you apart from participants who can't yet prove the same.

future ready

Get ready for what's next

Regulation and customer demands keep evolving — and AI raises the bar, because AI systems are only as valuable as the data they can trust.

Structured, machine-readable property data

Verifiable provenance and consistent metadata

Trusted data exchange across sectors

BECOME AN EARLY ADOPTER

Rather than reacting to industry change, your organisation can help lead it.

Organisations that adopt early gain valuable implementation experience, establish thought leadership, and develop expertise before standards become mainstream.
